Is it worth adding Central Air Conditioning for resale?

In the past couple of months we have had an increasing number of people who are calling us about adding central air conditioning, strictly as a benefit for resale of their homes. The majority of these calls are older homes with hydronic heating with either baseboards or radiators and no existing duct work. In most cases these people are looking for high velocity or Mitsubishi ductless splits systems which our company has come to specialize in. These systems use no duct work at all or use compact air handlers and small 2 inch duct work which can be installed in existing homes with little or no modification to the existing structure.

This is a recent trend that I find very interesting. A couple of these people have told us that their real estate agents highly recommended adding these as most prospective buyers value central air conditioning especially at the mid to higher price points. While this may not true in all climate zones, the Philadelphia area has very hot and humid summers and adding these systems may be a big bonus in selling your home. Most times you can recoup the entire value of the system in the sale price

If you live in an older home with no air conditioning and thinking of selling your home maybe you should think about installing it sooner than later. Why not enjoy the summers that your still in your home knowing you have made a sound investment to your home when you are ready to sell.
